Although properties vary considerably, tenants requirements are unanimous. We can advise on how to present your property ready for the rental market, to ensure a swift let.
On enquiry of your property, our team are specialised in the process and respond promptly to answer queries & arrange property viewings. Viewings will be conducted with clients at the property and will be accompanied by a member of our team.
100% of the first month's rent. (minimum charge of £750 Plus VAT)
If you're a hands-on landlord and prefer to carry out the maintenance, management, quarterly Inspections, and accounts of your property yourself, this service would be ideal for you.
50% of the first Month’s Rent (minimum Charge of £425) and 8% PCM Plus VAT
This Service is in between our Let and Collect and Fully Managed Service, however, it does have the added advantage of Property Inspections along with a digital report including photos. With this service we will not deal with any maintenance issues, quotes, or arrange any of the legal safety checks, this will be down to you as the landlord.
This is a great service if you have your own preferred contractors that you can deal with and you still want to have some form of control of the upkeep of the maintenance, legal checks and outgoings spent.

The Fully Managed service will offer you complete peace of mind. We will find reliable tenants, ensure all legal compliances are met, and will cover every aspect of letting and managing your property.
The policy will also provide you with legal support if you need to evict a tenant or pursue them for damages. Don't wait until it's too late - even if the tenancy has already started, you can still protect your property and your livelihood with this valuable insurance.

Administration charge to progress a DPS claim on Landlords behalf. (Minimum Charge of £35.00 Plus VAT) Further charges are subject to the severity of the dispute.
Serve a Section 21 notice to gain your property back. This notice will include a telephone call, email and hand delivered notice to the property. £95.00 plus VAT
Rent Guarantee in your property – Quoted per property. The tenants must have a fully passed reference with out legal for landlords team for this service.
Renewal of an AST Tenancy Agreement - £120.00 plus VAT Included at no charge in the Fully Managed plus Service.
Works Supervision and assist in obtaining work quotes - 15% will be added to the contractor’s final invoice for the works carried out.
Cancellation of Management – 3 months written notice. Unless you still have a remaining contract and then it will be the remaining monthly management fees plus a £50 plus VAT administration charge.
Annual Statement of Accounts & Expenditure - £30.00 plus VAT. Included at no charge in the Fully Managed plus Service.
Collection of Keys - £20.00 including VAT
It is most important that an inventory of contents and schedule of condition be prepared, in order to avoid misunderstanding or dispute at the end of a tenancy. Without such safeguards, it will be impossible for the Landlord to prove any loss, damage, or significant deterioration of the property or contents. In order to provide a complete service, we will if required arrange for a member of staff to prepare an inventory and schedule of condition, at the cost quoted below.
Inventory Preparation including a full digital Report with Utility Readings: £35 plus VAT per room. (Minimum Charge £100 Plus VAT)
Part or Fully Furnished Full Digital Inventory Report with Utility Readings by Quotation _ Speak to a member of the Lettings Team.
